Viewing figures 2025: what Funda\u2019s data says about the past year in housing<\/h1>\n

From the most popular search locations to the most used keywords.<\/strong><\/p>\n

How often did people visit Funda in 2025? What exactly were they looking for? And where was the competition<\/strong>\u00a0<\/span>for a home the fiercest? Funda has set out the key insights. Because behind all that search behaviour lies valuable information about how the Netherlands looks at housing.<\/strong><\/p>\n

A fixed part of the day<\/strong><\/p>\n

In 2025, Funda was visited a staggering 837 million times, good for more than 65.5 million hours of home inspiration. And many people could not get enough: on average, visitors returned to Funda 158 times during the year. That adds up to an average of 12.5 hours of scrolling, filtering, comparing and daydreaming.<\/p>\n

But what were most home seekers looking for? In 2025, home seekers searched most for homes up to \u20ac500,000, and a living area of 100 m\u00b2 or more was also popular. Energy labels C or higher were clicked on the most, as were homes built after 2020. In terms of property type, detached houses were the most in demand, and there were plenty of searches for homes with two or more bedrooms. Being located on navigable water also proved important to many seekers, as they used this filter remarkably often.<\/p>\n

It also stood out that home seekers often entered terms such as \u2018fixer-upper\u2019, \u2018lifetime-proof\u2019 and \u2018swimming pool\u2019 under \u2018Search by keyword\u2019. In 2025, Funda also added new search options, so that visitors could filter homes even more easily by their housing wishes. For example, you can now\u00a0<\/span>draw your own search area<\/a>, describe your search in your own words, and get smart suggestions if there are no results within your search.<\/p>\n

More supply in 2025<\/strong><\/p>\n

The supply of homes on Funda grew in 2025. In total, 263,959 homes were listed online, 20% more than in 2024. Of those listings, 195,392 homes found a new owner via Funda. It was notable that everything went considerably faster than last year. Homes were on the market for an average of 33 days, one day less than in 2024. At the same time, the average asking price per square metre rose to \u20ac4,624, an increase of 6% compared with last year.<\/p>\n

All eyes on a new home<\/strong><\/p>\n

The viewing figures per home also show that the Netherlands loves taking a virtual look inside other people\u2019s homes. In 2025, homes for sale were viewed an average of 106 times per day. Over the full period a home was for sale, this rose to an average of 4,078 views per home. In Zuidlaren, homes were viewed remarkably often, with an average of 253 views per home per day.<\/p>\n

And it was not just about looking: real estate agents received an average of 3.7 responses per week, with an average total of 20.3 responses over the listing period. Flevoland led the way in this respect, with an average of 4.85 responses per week per home. In Zeeland, home seekers had the best chance, as competition was lowest there with an average of 1.44 responses per week per home.<\/p>\n

At municipality level, Nieuwegein, Diemen, Zoetermeer and the Rotterdam districts of Pernis and Hoogvliet stood out, with an average of more than eight responses per home per week.<\/p>\n

A striking newcomer<\/strong><\/p>\n

The most popular cities to search in remained largely the same as last year, with the top 6 staying: Amsterdam, The Hague, Rotterdam, Utrecht, Groningen and Eindhoven. There was, however, a striking newcomer: Nijmegen entered the top 10, taking the place of Arnhem. Leiden saw the biggest rise in search traffic compared with last year.<\/p>\n
