Housing market figures Q3 2026 NVM Haaglanden district
More choice for buyers, home sales hold steady!
In the Haaglanden district too, buyers have more choice and the number of sales is roughly the same as in the previous quarter. Compared with Q3 2025, 9% more homes were sold. Looking at supply, 6% more homes were put up for sale, and at the end of Q3 2026 there were 21% more homes on the market than a year ago. These percentages show that buyers are getting more choice.
Price growth in our district is levelling off further. Compared with a year ago, prices are up 2.2% on average, and up slightly, by 1.2%, compared with the previous quarter. The average transaction price is € 517,000. In our district, 64% of homes are still sold above asking price. This is a slight decrease compared with last year.
The time to sell has risen slightly from 31 days to 34 days, and the time remaining for the available supply has risen from 35 days to 42 days. The NVM tightness indicator now stands at 2.8, which is more favourable than a year ago (2.5).
Because there is more supply and the tightness figure is rising, buyers have more room for, for example, a second viewing and more often for a negotiation. They also have more choice. At the same time, the number of sales is holding steady and the market remains tight.
The differences between regions and homes are large. Good maintenance, the energy label and a suitable asking price also make a difference. NVM real estate agents in the Haaglanden region demonstrate their added value, through their regional knowledge of the housing market, in both selling and buying.
