Housing market figures Q4 2025

Housing market figures Q4 2025 NVM Haaglanden district

NVM Haaglanden district: average transaction price above half a million, with more sales and listings.

Q4 2025 saw the highest number of sales in the NVM Haaglanden district in the past 5 years. NVM agents sold 13% more homes than a year ago and 15% more homes than in the previous quarter (3,133 homes).

The average transaction price in our district remained virtually unchanged compared with the previous quarter, at an average of € 503,000. Compared with a year ago, this is an increase of 2.7%. The average price per m² of living area also remained virtually unchanged compared with the previous quarter (€ 4,969) and rose by 4% compared with a year ago. These percentages show that price development is becoming more stable.

The sale of former rental homes to individual buyers is still an important driver. This comes with a calmer market picture: less hectic activity and more room for viewings. On the other hand, the extra supply is quickly absorbed by the market. This shows that demand still exceeds supply.

Unfortunately, scarcity in the housing market in our district continues. The tightness indicator in our district is now 2.2. That means a home seeker has an average choice of two suitable available homes. For a balanced housing market with sufficient choice, the tightness indicator should be between 5 and 10.

From the above, it is clear that the housing shortage unfortunately remains an existing problem.
