Wassenaar housing market 2025

How is the housing market in Wassenaar doing?
(existing homes, updated end of 2025)

The housing market remains very active, here in Wassenaar and the rest of Haaglanden too. Based on the latest NVM market analysis (up to December 2025), we are happy to bring you up to date. Not dry figures, but a practical story: what are we seeing locally, and what does it mean for you as a buyer or seller? We deliberately leave new-build homes out of consideration, as this is purely about existing homes.

Still tight, but a little calmer

The housing market in our region is and remains tight. Put simply, there are still more buyers than homes. The so-called tightness indicator is around 2 to 3. Anything below 5 means sellers are in a strong position.

What we do see is that the extreme frenzy of a few years ago has eased somewhat. Homes are on the market a little longer on average, and buyers take a bit more time over their decisions. This makes for a slightly healthier market, without prices collapsing.

Prices keep rising (in Wassenaar too)

Average sale prices rose further in 2025. For the whole Haaglanden region we see:

  • Higher transaction prices than in 2024

  • The price per m² also keeps rising

  • In many cases, bids are still made above asking price

In Wassenaar, we notice this mainly with family homes and well-maintained apartments in desirable locations. Space, a good state of repair and a pleasant location remain decisive here.

Apartments: popular and quickly sold

Apartments remain extremely popular. They are sold relatively quickly and often at prices above asking price. Especially:

  • First-time buyers and people moving up the ladder

  • People who want to downsize but stay in Wassenaar

are active in this segment. Supply is limited, so the pressure remains high.

Family homes: stable demand

Terraced houses, corner houses and semi-detached houses are still doing well. Times to sell are slightly longer than for apartments, but still short by historical standards.

For Wassenaar, the following applies:

  • Family homes remain in demand

  • Homes with a garden, parking and energy efficiency have an edge

  • Realistically priced homes sell fastest

Detached homes: different dynamics

With detached homes, we see a clearly different picture. These homes:

  • Stay on the market longer on average

  • Are more often sold below asking price

  • Have a smaller target group

That does not mean there is no demand, but buyers are more critical and compare more. A good presentation and the right pricing strategy are especially important here.

What does this mean for you?

Selling in Wassenaar? Then the market is still favourable. It is important to stay realistic, though. The right asking price and a strong presentation make the difference between ‘sold quickly’ and ‘on the market for needlessly long’.

Buying in Wassenaar? Prepare well. The competition is still there, but with a smart strategy, good guidance and knowledge of the local market, there are definitely opportunities.

Our outlook

We expect the market to remain tight in 2026, but with more balance than in recent years. No big price drops, but no more extreme jumps either. Local knowledge is becoming ever more important, and we are happy to help you with that.
